Breaking New Ground – RBL Works with Vistry Cotswolds for Landmark Swindon Development

Roger Bullivant Limited (RBL) is pleased to announce its first project with Vistry Cotswolds, delivering its in-house designed and manufactured precast foundation solution for 87 plots at the new King George Park development in Swindon. The work forms part of a major new 2,200-home village and represents a significant milestone in the development’s early stages.

Delivered over two phases, the scheme includes the installation of just under 1,000 Driven Precast Concrete Piles and approximately 4,000 linear metres of RBeam, RBL’s precast ground beam system. With critical handover dates and multiple follow-on trades dependent on timely delivery, the ability to mobilise quickly and install at pace has been central to the project brief. This system is ideal for a fast-paced programme as it comprises of all offsite manufactured components which are then delivered to site on a ‘just in time’ basis and are immediately installed, with no waiting for beams to cure.

Driven Precast Concrete Piles, manufactured at RBL’s state-of-the-art manufacturing facility and installed in segmental lengths, were chosen for their speed, consistency, and cost efficiency particularly suited to the site’s underlying Ampthill and Kimmeridge Clay formations, with shallow bands of alluvium offering excellent driving conditions. With site levels due to be raised, RBL was able to complete piling in advance of the site being uplifted, reducing the volume of imported material required, saving both time and cost.

The project also supports Vistry’s sustainability goals. RBL’s offsite-manufactured precast components are made using low-carbon concrete and avoid the environmental impacts typically associated with insitu or replacement piling methods. Driven Precast Concrete Piles generate no spoil arisings, minimise excavation, and do not require on-site concrete deliveries, significantly reducing emissions and vehicle movements. They are installed with RBL’s quiet hammer rigs, designed and manufactured in-house to specifications based on years of customer feedback. The design reduces noise when driving piles in comparison to non-shrouded hammers, making them ideal for residential developments.
