Roger Bullivant’s Client, Plan2build, were determined to construct five detached dwellings to a very high standard and planned to achieve the highest possible rating with regards to the Code for Sustainable Homes.
The underlying geology of the sloping site, in West Sussex, was Weald Clay with a high plasticity index, necessitating the use of anti-heave precautions in the piles and below the pile caps as well as a 250mm void beneath the floor slab. A total of 178, 300mm diameter CFA piles, drilled to a depth of 8m were required to support the dwellings.
To assist in achieving the desired rating the client selected SystemFirst™ as the most appropriate foundation and floor system available. The floor was designed to include under floor heating throughout the ground floor which along with Roger Bullivant’s Ultra Floor™ would provide a U-value of 0.10 W/m2K.
The standard SystemFirst™ foundation was modified at the design stage to accept a brick plinths and a bespoke timber frame. The system proved to be flexible enough to include a 1.5m level change between one of the dwellings and an attached garage, the level change was required due to the nature of the sloping site.
Andrew McGowan, Roger Bullivant’s Associate Director commented that “a rapid five week programme was agreed in order for the client to achieve their desired completion date. All works were completed to the satisfaction of the client and the site cleared in 4.5 weeks. The slabs were all installed to a tolerance which required zero packaging beneath the timber frame. He was delighted with the product and efficient service we provided”.
